Town of Ledgeview Zoning & Planning Commission

March 14, 2012

Members Present: Chairwoman Jane Tenor, Al Case, Joel Pansier, Craig Burnham, Rod Ryan and alternate Todd Hendricks. Mark Handeland and Renee Van Rossum were excused.

Support Staff Present: Bob Gerbers(Building Inspector) and Renae Peters(Recording Secretary)

The meeting was called to order at 6:00am by Chairwoman Jane Tenor.

Approve/ Amend Agenda: Todd Hendricks made a motion to approve the agenda as posted. Joel Pansier seconded the motion. Motion carried.

Minutes: Joel Pansier made a motion to approve the February 15, 2012 minutes as written. Rod Ryan seconded the motion. Motion carried.

Public Hearings: None

New Business:

a. The Commission reviewed the zoning request by Van Horn Surveying, surveyor for

Eric Everson, owner of parcel D-209-1, to rezone the parcel from RR to R-1. Staff found no problems with the request since the parcel has 90ft. of road frontage on Hawthorne Heights Dr. Les Van Horn stated the family wants to rezone and split the parcel to have a better chance of selling the property. Bob Gerbers assured Al Case that any future building’s address would be correctly filed with the county so emergency services could locate the property. Joel Pansier made a motion to recommend approval of the rezone request on parcel D-209-1. Todd Hendricks seconded the motion. Motion carried.

b. The Commission reviewed the CSM request by Van Horn Surveying on the same property as above. The discussion of the rezone was adequate for the Commission to make a decision on the CSM. Joel Pansier made a motion to recommend approval of the CSM request on parcel D- 209-1. Rod Ryan seconded the motion. Motion carried.

c. The Commission began the review of maps included in the proposed 2009 Comprehensive Plan Amendment. They found errors in figures 2-10, 3-1 and 3-2 including excluded Intensive Agriculture parcels, included vacated town roads and excluded urbanized areas. Joel Pansier made a motion to refer all the maps in the proposed 2009 Comprehensive Plan Amendment back to staff for review. Al Caseseconded the motion. Motion carried. Rod Ryan amended the previous motion to say “ review of detail.” Craig Burnham seconded the motion. Motion carried.

d. Joel Pansier made a motion to table the approval of the Resolution amending the

2009 Comprehensive Plan until staff review of the maps is completed. Todd Hendricks seconded the motion. Motion carried.

Building Inspector/ Zoning Administrator Report:

Bob Gerbers updated the Commission on the Corrigan’s CBS parking lot located at the corner of CTH G and LimeKiln Rd. He was unable to reach Steve Corrigan after two calls but will keep trying. Jane Tenor suggested sending a letter. The Commission as a whole thought a reminder checklist would be a good way to follow up on decisions made by the Town Board that required further action.

Communications: Joel Pansier asked for an update on the sidewalk issue from February’s meeting. Rod

Ryan said there would be an informational meeting for property owners at the town hall on March 19.

Joel Pansier made a motion to adjourn at 6:52pm. Todd Hendricks seconded the motion. Motion carried.
